Introduction  

As part of the growth plan for the Company, Sledge is offering the opportunity for our Clients/Associates to directly participate in Property Development. Our experience within the property investment has led us to know the great returns that exist within the development sector of the industry.

We intend to invest £150,000 contributed by Clients/Associates to Purchase, Renovate and Sell property for profit!

Expectation

In order to make sure that you get the best returns for your investment and to take advantage of all of the benefits we can offer in addition to the financial returns on investment:-

  • Associates will be given rights to purchase investment properties we have available within the Fund.
  • We will also offer to you, a discount on property acquired

 

The Fund in a Nutshell

 Below are a summary of the services we will provide and your role as an investor as drawn from the contract attached.

Investment Period

24 Months

Expected Return

We expect the total return within the funds to more than double the amount invested.

The Project

Sourcing, acquisition, renovation and resale of commercial or residential properties for the purpose of making a profit.

Your Role

Invest the sum of £5,000 Known as the ‘commitment fee’ per Unit Value subject to clause 12 of the agreement. You are entitled to purchase multiple units within the funds.

Accounts

You will have an exclusive right to inspect our records, books and accounts which relates to the fund

Our Role

At our discretion, decide upon how to source, acquire, renovate, develop and manage all properties for resale

Keep quarterly records of all transaction within the fund and make such accessible to investors.

Returns on Investment

Proceed of sales shall be equally divided between Sledge corporation and all investors.

Liquidating Unit Values

You may liquidate any one or more of its Unit Value in the Fund by giving one

month notice in writing.

Registration & Closing Dates

There is a one off registration fee of £200 payable upon full execution of the Sledge Property Fund Agreement. All Associates must sign and return the forms with the registration fee on or before Monday the 22 nd of May 2006

 Monies

All investment monies must be lodged within Sledge Corporations on or before Monday the 19 th of June 2006
